PLANS for a massive new housing development at Omega are due to be debated again by councillors next week.

The latest plans for the land in Great Sankey could see more than 600 homes built as well as restaurants and a hotel.

Members of Warrington Borough Council's development management committee are set to discuss the application on Wednesday.

It would be the latest housing scheme for the land which stretches from Great Sankey to the M62 on former RAF Burtonwood land.

The application was approved in August – but only on the basis the secretary of state did not 'call it on' for further discussion.

As this has not happened, it will be debated again by councillors.

They have been told the detail of what the developers will have to pay in a legal section 106 agreement.

  • £292,010 to facilitate provision of playing pitches
  • £237,732 to facilitate provision of sports facilities (built facilities).
  • Primary school contribution of £1,119,510
  • Secondary school contribution of £873,234.
  • Health contribution of £771 per residential unit (up to max of 300 units)
  • Primary Health Care facility
  • Affordable housing provision
  • Public Art – scheme for delivery of public art

The site will be accessed off Burtonwood Road/Kingswood Road and Burtonwood Road/Whittle Avenue.

More than 30 people had commented on the plans, with many concerned about the impact on roads in the area.

The outline plans feature the development of 617 homes, a mixed-use zone including retail and food and drink establishments, a hotel and an ‘extra care’ facility.

Three hundred of those 617 homes had already been agreed but developers ditched plans for employment use on the site on the grounds that they were not needed.

A detailed plan will now be submitted by developers in the new year before any building goes ahead.
