FIVE one-bed flats could be built on an industrial estate near Fiddlers Ferry Sailing Club.

Plans have been submitted by Riverside Estates to convert two units into ground floor flats on the site off Station Road.

The Riverside Trading Estate is split into two parts, with the industrial area in the northern part used for storage and light work.

The southern area is used to store caravans and to fix fairground machinery.

But planning documents say noise will not be a problem for the new residents: “The location of units one and eight are away from other commercial uses on the site. The current first floor of unit eight is already in residential use. There are options to line interior walls and introduce secondary glazing.”

Each flat would be between 52 and 70 square metres and will have two parking spaces.

And access for residents will be along Station Road, over the unmanned railway crossing and the temporary bridge.

Parts of the industrial estate are at a high risk for flooding but planning documents say the site of the new flats is not in a flood zone.

Residents would share the retail park with a dog kennels and training centre, a limousine hire service, a joinery business and a chemical process plant.

But planning documents say ‘potentially contaminative industrial land uses’ have been identified on the site and there is a ‘medium’ risk of the ground being contaminated.
