BLUEPRINTS for the development of a new warehouse and access road in Widnes have been submitted.

Applicant Andrew Dickman is seeking permission for the construction of a single unit with associated servicing and landscaping on the land, off Dennis Road.

The application site, which measures approximately 2.79 hectares, sits centrally between three existing office and industrial sites.

A transport statement submitted to Halton Borough Council, alongside the plans, confirmed vehicular access would be gained via a new adoptable vehicular access road.

It would replace the 'existing various informal access points' to the vacant site.

A total of 129 car parking spaces will be available, if permission is given, and cycle parking will also be provided – at a 'standard' to be agreed with the council.

The design and access statement highlighted a range of potential issues, including those linked to traffic flow and security.

It said: "Outline planning permission has previously been granted for an estate road and junction onto Dennis Road.

"This application seeks permission for a similar junction with all vehicles arriving and exiting the site from the junction.

"Natural surveillance is a key principle to combat crime. The unit arrangement on site provides an axial path for vehicles and a clear circulation route.

"Unit arrangement also provides key eye-lines for observing visitor movements across the site, on both the parking and yard sides of the units, offering the occupiers a high degree of visual control.

"The building design and layout has been considered to minimise visual obstacles and eliminate places of concealment and dark areas will be well lit.

"A gatehouse will be provided on the estate road past the car park for HGV access into the yard. This will monitor yard usage and traffic control."
